Frequently Asked Questions About Home Inspections
- HOW LONG HAVE YOU BEEN IN BUSINESS?
Fairhome Building Inspections incorporated in 2005. We have performed thousands of home and building inspections of residential properties, homes, condominiums and townhouses in Greater Victoria and surrounding areas.
- WHAT ARE YOUR INSPECTORS' QUALIFICATIONS?
Registered Home Inspector RHI, CAHPI (BC)
Licenced Home Inspector # 47151
BC Construction Trades Certified
Journeyman Electrician IPTQ with more than 20 years experience in residential construction and renovations.
- SHOULD WE ATTEND THE INSPECTION?
We actually encourage you to attend. However, due to time constraints and other situational factors often present at the property, it is usually best for all parties to attend the walk through portion of the inspection where the inspector will explain his findings, recommend any repairs and maintenance and answer any questions you may have about the building and its systems.
The walk through is a valuable learning experience for most home buyers. It is the perfect opportunity to ask specific questions about the condition of the home. Also, where defects are identified, the inspector can discuss these so that you understand what repairs are required, when and at roughly what cost.
- ARE YOU MEMBERS OF AN ASSOCIATION?
Yes, as members of CAHPI (BC) and CAHPI (National) we adhere to the Standards Of Practice, Code of Ethics and continuing education requirements.
We comply with all local, regional licensing requirements.
- HOW MUCH DOES AN INSPECTION COST?
Some factors will affect the fee. If you are comparing home inspection firms, the fee charged should not be the deciding factor, unless of course the level of service offered is identical. The cheapest is not necessarily the best. We offer very competitive rates for the quality and services we provide.
- WHAT IS YOUR REPORT LIKE?
Our web based report which includes photos and documentation is impressive. You will receive a link to the report and is accessible from any computor.
- HOW LONG DOES AN INSPECTION TAKE?
A typical inspection takes between two and three hours. Some older and or larger homes can take longer. As a courtesy to the vendor, they should be informed of the time involved once the inspection is arranged.
- CAN WE CONTACT YOU WITH QUESTIONS AFTER THE INSPECTION?
We are available to answer any questions you may have about the property for as long as you own your home.
- WHAT DO YOU LOOK AT?
Inspect the major systems of the house. These include the Roof, Exterior, Structure, Electrical, Heating, Cooling, Plumbing, Insulation and Interior. The goal is to identify any major problems that would affect a typical purchasers buying decision.
We will add significantly to your knowledge of the home, but still cannot tell you everything about the house. All home inspections are entirely visual. No destructive testing is performed. The inspection and report will put you in a much better position to make your decision.
